Why do we have to pay the above Disbursements and are there any other costs involved?

Disbursements is a general name to cover the costs or payments made to 3rd parties - they are not payments made to us - and they cover costs as detailed below. They are very important and essential.

  1. The Local Search fee for calculation purposes is shown at £100.00. Because we insist upon obtaining an Official Local Search from the Local Authority for the area in which the property you are purchasing is located, then this fee may change because all Local Authorities don’t charge the same fee. If the actual fee is less than £100.00 then the amount you will pay will reduce accordingly, but if it is more than £100.00 you will be required to pay the extra charge. We will notify you immediately of the actual fee for the Local Authority Fee once we are made aware of the Local Authority in question.
  2. The Drainage search provides information regarding the foul and surface drainage from the property and about the water supply to it.
  3. The Land Registry Fee is the fee paid to the Government Land Registry to register the property in your name. This fee is based on a scale calculated on the purchase price of your property in accordance with the following:
  4. Stamp Duty is a Government Tax payable on completion and is in accordance with the scale below. If you are a first time buyer you do not have to pay ANY Stamp Duty up to and including the value of £250,000.00. If you pay a penny over this you will fall into the following Tax brackets.   5. Bank Transfer Fees are charged by the Bank to guarantee same day receipt of funds.
  6. Land Registry Search Fees are made up of £4.00 for the Land Registry Search and £2.00 per name for a Bankruptcy Search.
  7. Office Copies are the official copy of your Title Deeds from the Land Registry.
  8. Depending on the location of the Property you are purchasing, you may be advised by your Solicitor to obtain some other searches, for example, a coal mining search or an environmental search. Details of why these are required and any associated costs will be supplied by your Solicitor, before they are carried out.
  9. If the Property you are selling or purchasing is LEASEHOLD, we charge an additional cost of £100.00 plus VAT. This will be added to the original sum of £349.00. This cost is to cover the extra Conveyancing work in dealing with the Freeholder / Management Agents.
  10. We do not charge for checking your Identification Documents (unless specifically required by your Mortgage Lender) or for the completion of the stamp duty forms by your Solicitor for dealing with your new mortgage.
  11. We do not charge for postage and telephone calls.
  12. If you are selling your property our Conveyancing fees includes conveyancing costs for the redemption of one existing mortgage. The redemption of any second or subsequent mortgage will be charged at the rate of £75.00 plus VAT per mortgage.
  13. You will be required to pay your Solicitor the sum of £50.00 in respect of a sale and £150.00 in respect of a purchase to cover the search fees. These payments must be paid at the outset of the agreement and these payments will then be deducted from your final account.
  14. All fees and disbursements are payable on or before legal completion.
  15. All fees and disbursements are subject to VAT at the prevailing rate. Please contact us if you require any clarification.
